Good News for Potential Homeowners as Increased NHT Loan Limits Take Effect

Prime Minister Dr Andrew Holness continues to implement progressive policies to make homeownership more accessible and affordable for all Jamaicans.

Effective Monday, June 16, 2025, contributors to the National Housing Trust (NHT) can access increased loan limits two weeks ahead of the previously announced July 1 rollout.

The early implementation follows the announcement made by Prime Minister Holness during his 2025/2026 Budget Debate presentation, where he outlined bold reforms to the NHT’s housing benefits.

This accelerated timeline demonstrates the Government’s commitment to ensure that more Jamaicans are empowered to secure safe and affordable housing solutions.

“We are not just talking about housing, but we are delivering the means for Jamaicans to build generational stability through home ownership,” said Prime Minister Holness.

 

Expanded Access to Housing Finance – Now in Effect

Beginning June 16, the following loan enhancements are available:
  • Open Market Loans
  • Individual contributors can now access up to $9 million
  • Two co-applicants: up to $17 million
  • Three co-applicants: up to $23 million
  • Special allocation of $12 million for single applicants purchasing homes priced at $14 million or less

Build-On-Own-Land Loans

  • Single applicants: up to $11 million
  • Two co-applicants: up to $17 million
  • Three co-applicants: up to $23 million

House Lot Loans

  • Single applicants: $5 million
  • Two co-applicants: $7 million
  • Three co-applicants: $10.5 million

Support for Existing Homeowners

The Homeowners’ Loan, which is available to current NHT mortgagors has increased from $3.5 million to $5 million, with two co-applicants now able to access up to $10 million.

The qualifying period for a second loan has also been reduced from 10 years to 7 years, giving homeowners greater flexibility to repair, expand, or modernize their homes.

Smart Energy Loan– Coming July 1

In the meantime, effective July 1, 2025, the NHT will also boost its SMART Energy Loan, raising the loan ceiling from $1.5 million to $2.5 million. This facility allows mortgagors to finance the installation of solar panels, battery storage systems, rainwater harvesting units and other sustainable technologies.

The interest rate structure has been revised to range from 0% to 5%, depending on income, making green energy solutions more financially viable for homeowners.

Additional Policy Enhancements Effective July 1

  • Service charges for new mortgagors will be reduced.
  • Expanded use of the Home Grant: Contributors with unfinished properties for more than two years can now access additional funding to complete construction

Prime Minister Holness noted that these reforms reflect the Government’s continued drive to remove barriers to homeownership, especially for first-time buyers and low to middle-income earners.

As the NHT accelerates the rollout of these expanded benefits, more Jamaicans will now have the tools to achieve their dream of owning a home.
